How it’s calculated
Roofing is priced by the square: 100 ft² of roof surface. Materials are bought for the area plus waste; labor and tear-off are charged on the actual roof area.
Example (default example rates): 2,000 ft² = 20 squares; 22 squares with 10% waste × $150 = $3,300; labor 20 × $150 = $3,000; tear-off 20 × 1 × $60 = $1,200; disposal $450. Direct cost $7,950; +20% = $9,540; 7% tax on materials = $231. TOTAL = $9,771 (≈ $4.89 per ft² of roof).

What is a roofing square?
A square is 100 square feet of roof surface. A 2,000 ft² roof is 20 squares. Most asphalt shingles come 3 bundles to the square.
How do I get the roof area from the footprint?
Multiply the footprint (including overhangs) by the pitch factor: about 1.054 for 4/12, 1.118 for 6/12, 1.202 for 8/12 and 1.414 for 12/12.
Why charge tear-off per layer?
Each extra layer of old shingles adds removal time and disposal weight. Many building codes limit roofs to two layers, so a second layer usually must come off.
Is roofing work dangerous?
Yes. Falls are a leading cause of construction deaths. OSHA requires fall protection for residential roofing work at 6 ft or more; budget for harnesses, anchors and guardrails.
